At Urban Capital, we specialise in creating exceptional retirement and lifestyle villages that set new standards in quality and innovation.
With over 25 years of experience and a portfolio exceeding $3B in development value, we manage every aspect of the process - from demand research, site acquisition and design to planning approvals, construction management and operational set up.
Beyond development, we provide expert guidance on operational strategies and business models to ensure long-term success.
Whether its shaping a village offering, optimising village operations, structuring resident agreements, or advising on financial sustainability, we help create thriving communities that deliver the best outcomes for both residents and investors.
Partner with Urban Capital to bring visionary retirement communities to life.
ADVISORY & STRATEGY.
Urban Capital provides leadership and strategy at the critical early stages of business case, village model development and overall village market positioning, unlocking a village site's full potential.
DEVELOPMENT MANAGEMENT.
With extensive development management experience and a track record of delivering highly successful projects, Urban Capital expertly manages development projects from concept to completion.
PRIVATE EQUITY.
We collaborate and partner with Private Investors ("Wholesale Investors as set out in Schedule 1 of the Financial Markets Conduct Act 2013"), on individual development projects across New Zealand.
Urban Capital has vast experience in sourcing, acquiring, master planning and consenting land for residential and retirement village development.
Forming the right project team is critical to development success. We select the best consultants for the job, based on their unique skill sets and experience, which is tailored for each individual project strategy to produce the best possible results.
We work with best in class designers and consultants who we have formed strong working relationships with over many years. These ongoing relationships benefit every project we undertake.
In an industry which is constantly stretched for resources, our construction partners play an important role in shaping our schemes, with early engagement informing design and the ultimate delivery of a development project.
Charlie is a proven leader in value creation through property investment and development. With 25 years of development project experience, he has held senior management development roles within Metlifecare, JLL and Multiplex, in Australia and New Zealand.
Large scale development is in Charlie's DNA. He cut his teeth on a $250M award winning mixed use development at Jones Bay Wharf in Sydney for Multiplex. Subsequently he's been involved in more than $3B worth of development projects including multiple apartment developments, over a dozen retirement villages, major town centre projects and infrastructure project - Auckland’s City Rail Link.
Prior to forming Urban Capital, Charlie led the property arm of Metlifecare in the role of GM Property and Development, which produced the most successful period of development in the company's history. This resulted in more than doubled annual unit production, improved development margins and now multiple built form development awards along with the first 5 star green rated Retirement Village in NZ, from his five years at the helm. With seven new village greenfield development sites acquired, and over 1,000 new units and care beds completed under his leadership, total company assets grew from $2.22B to over $3.5B.
With expertise in development strategy, demand research, acquisitions and due diligence, master planning, development funding, resource consents, construction delivery and sales strategy, Charlie has driven many successful development projects and programmes. He has covered most real estate sectors including commercial, residential, mixed use, retirement village communities, healthcare, resort and wharf developments.
His knowledge and experience irrefutably equips him to identify, unlock and execute development opportunities across all markets.
Charlie holds a Bachelor of Commerce and Management BCM (VPM) property degree from Lincoln University, is a member of the Retirement Villages Association of NZ, and in 2022 gained a certificate in Real Estate Economics & Finance from the London School of Economics.
Duncan is a hands on Project Manager and Business Improvement Specialist with 25 years experience in improving process and delivery across challenging sectors including Healthcare and Construction.
Duncan was originally an accountant and is trained in Lean Thinking and Six Sigma which brings very practical and visual tools to construction project planning and delivers measurable benefits. He first deployed Lean Principles to Construction in NZ in 2010 when he helped the $1.2 bn BBUGL / Transpower Alliance deliver a step change in performance on the new 220km 400KVA power transmission line from Taupo to Auckland. Since then, he has worked across many construction related industries and projects including building stainless wine tanks and milk dryers at NDA Group to improving production performance at Weatherboard manufacturer Jenkin Timber.
Most recently Duncan has been specialising in operations and delivery improvement in high rise construction working predominantly with Icon NZ on several multi storey towers in Auckland. Duncan held the role of structure site manager on the 57 Level Pacifica Tower in 2018/19 which was the first large scale jump form and PT structure in Auckland since Metropolis. With the structure team struggling to meet planned cycles on complex lower levels Duncan took over site operations on level 5 and reduced the weekly floor cycles from 2 weeks to 6 days utilising lean planning principles and problem solving the delay constraints. Duncan’s key skill is engaging with groups of specialist sub-contractors and creating disciplined planning processes where work is tracked daily and problems are identified early and solved collaboratively. Duncan’s experience covers PT Concrete structure, Precast, Curtain Wall façade, Services installation and dry wall fit out.
At Urban Capital, we believe real development experience counts for everything.
